Agent Referral - Referring An Tenant


PLEASE NOTE: NO VIRTUAL SHOWINGS ARE PERMITTED. NO EXCEPTIONS. ALL ADULT PROSPECTIVE TENANTS MUST VIEW THE INSIDE OF THE PROPERTY PRIOR TO PLACING AN APPLICATION.

To earn the ‘Referral Fee’ listed in the MLS

Simply send the prospective tenant’s name(s) and contact info and we will show them the property! Here’s what to do:

  1. Simply send us the name(s) and contact information of the prospective tenant(s).  We will show our property listing to the prospective tenant(s). 
  2. COMPLETELY fill out the form to the Right.
    1. The entire ‘Referral Fee’ form must be complete to be eligible for payment. Incomplete or inaccurate forms will not be returned for correction and will be discarded.   No referral fee will be paid on an incomplete or inaccurate ‘Referral Fee’ forms regardless of outcome.
  3. The ‘Referral Fee’ dollar amount that is paid is listed in the MLS listing for each particular property.   
    1. The ‘Referral Fee’ will be paid within 35 calendar days of Prospective Tenant paying in full all required deposits plus first month rent and commencement of the executed ORPM lease and the tenants take possession of the property.  The ‘Referral Fee’ paid only on single rental transaction and not on any rental renewal, future rental, or sale to Prospective Tenant.  Referring Agent must be active licensee and all provisions of F.S. 475 and FAC 61J2 will apply.
    2. The 'Referral Fee' is paid if our agent is present at the time the property is being shown to the Prospective Tenant or if our office must show the property to the Prospective Tenant a 2nd time.


To earn the ‘LEASE FEE’ in the MLS

Just spend a few minutes showing a qualified Prospective Tenant(s) one of our easy-to-show rental properties. We will then pay you the “Lease Fee” (as shown in the MLS) - when that Prospective Tenant signs an original full price and terms lease on that rental property and take possession of the property. No negotiation hassles needed! That’s it! Here’s what to do:

  1. Click on the MLS, view the showing instructions and show our property listing to the prospective tenant(s).

If Prospective Tenant application is not accepted (for whatever reason) on the Agent shown property, ORPM reserves the right to transfer Prospective Tenant application to a different ORPM property.  This will most likely result in the Prospective Tenant viewing the property with an ORPM agent, in such case ORPM will pay the ‘Referral Fee’ (as shown in MLS) to Referring Agent.
  5. Please note:   The ‘Lease Fee’ is payable on a full price lease only. **A FULL PRICE lease is at the rent amount and rental terms show in the MLS.   A “Referral Fee” (the amount shown in MLS) will be paid on all leases for which either the rent amount or rent terms are altered from the original rent amount and rent terms shown in the MLS.
  6. COMPLETELY fill out the form to the Right.
