Keep in mind, that approximately 50-60% of the prospective tenants for your property have a pet.  Can you afford to take away more than ½ of the potential tenants for your property?  More importantly, is the cost of the pet damage higher than the vacancy not allowing pets will cause?

If you are going to lease your property to a tenant for one year and then move back in – maybe you don’t allow pets, especially if you are allergic to them.  But overall, our suggestion for 95% of properties – allow a pet and collect a deposit or fee. Verify through references and an interview that your tenant is a responsible pet owner.  Implement and enforce stringent pet policies and rules.

Pets don’t ruin properties.  Bad tenants allow pets to ruin properties.  In other words, find a good tenant (with or without a pet) and your property will generally stay in good condition.
