This month’s article:   Showing the rental to prospective tenant tips….


  1. Have the utilities on.  Nothing like walking into a hot, dark property in the middle of the summer.  The tenant will come in, look around, say thanks for showing the property and leave because they are not comfortable.  The point of the showing is to have them want to stay, not run out.
  2. Paint the picture.  “Where would you all place the bed?”  “Would you place the TV and sofa here, or over here?”
  3. Point out the features and benefits.  “Do you have a backyard pool now?”    No.  “Won’t you and your kids really enjoy the hot summer days in the pool?”
  4. Know exactly where the local schools, highways and shopping centers are.
  5. Have several rental applications and pens available at the property.  Although you want to make sure that you offer a rental application from to every prospect, you don’t just want to hand them out and let the prospects leave without making a commitment.
