If you want the rent, you will at times need to contact the tenant directly

The most effective way to collect rents and determine whether you should exercise a little patience is to contact your tenant directly.  Simply mailing a rent reminder or hanging a late notice on the front door typically won’t get the job done.

  1. Don’t ‘break bread’ with the tenant at other times of the lease.  So when you need to be stern on paying on time the tenant won’t bring up that they thought you two were friends.
  2. Always be professional.
  3. Never be emotional (you might say something you regret).
  4. Be stern.
  5. Don’t bend the rules.  If the lease is written the rent is due on the 1st and you don’t attempt to evict til the 31st, the tenant won’t think you are serious.
